17. If you find a buyer for your property, I will only
       charge you 1% of the sales price to do
       everything for your buyer to bring it to closing
       instead of 3% or more that you may be
       offering to a selling broker, thus saving you
       even more money, for your efforts.

At closing, I charge a small fee - approx ( 1/3 of 1% )
of the sales price to negotiate your contract, and
provide you with a sellers net sheet on every offer
so you know what your netting with that offer, and
to cover FMLS and administrative fees.
